UAE Landlords and Developers to Burden of Weather-Related Property Damages

Homeowners in Dubai and Sharjah are actively participating in the restoration process, striving to reestablish services for tenants and return their properties to their pre-flood state.

Following last week's severe weather that led to water accumulation and subsequent damages, companies and landlords are taking proactive measures to protect numerous tenants from significant losses. However, those with minor damages are opting to engage maintenance companies for necessary repairs.

Dubai's prominent developers, including Emaar Properties, MAG, Damac Properties, Nakheel, Dubai Holding, Union Properties, and Dubai Investment Park, have extended complimentary services to affected tenants as part of their relief efforts following the storm. Residents in key freehold areas across Dubai stand to benefit from these initiatives driven by both governmental and private sector entities.

According to legal provisions, landlords are obligated to undertake property maintenance unless otherwise specified in the tenancy agreement. Similarly, in Sharjah, master developer Arada has introduced significant initiatives to support affected individuals. Collaborating with the Sharjah Social Services Department, Arada is facilitating accommodation for up to 3,000 flood-affected individuals at the Nest complex in Aljada, with priority given to vulnerable segments of society.

Ahmed Alkhoshaibi, Group CEO of Arada, expressed the commitment of the private sector to provide essential assistance to the Sharjah community during these trying times, with ongoing mobilization of resources and forthcoming initiatives planned.

The recent unprecedented rainfall on April 16, marking the highest recorded precipitation in 75 years, resulted in widespread flooding across Dubai, Sharjah, and Ajman, leaving many tenants without access to essential utilities such as electricity and water.

Industry experts in the real estate sector anticipate that landlords in Dubai and Sharjah will bear the brunt of property maintenance costs in the aftermath of the floods, as they are actively engaged in restoring services and striving to revert their properties to pre-flood conditions.
